DIRECTIONS FROM LISBON AIRPORT

NOTE: You will come across some road tolls. You must stop at them all!  Do not go through the green lane as this is for cars that have pre-paid. When you get to the first one just touch the silver button and a card will come out. Keep that card until you get to the next one where you will need to stop again and pay the attendant. You will need approximately 6 Euros to get to São Martinho.

If you get lost in Lisbon

If you get lost and can't see any signs for the A8 OESTE then follow signs to LEIRIA or LOURES as this is in the right direction and should get you onto the A8 OESTE.

- ... Once on the A8 you continue to follow it for about 40 minutes.

- At Junction 21 you leave the A8 where S.Martinho Do Porto is signposted.

- Take a right at the roundabout in the direction of Sao Martinho do Porto, head  west on  R. 25 de Abril/N242,  you will go through a small town (Alfeizerao).

- When you come to another roundabout (having driven about 4 kms) take the second exit, onto Estr. da Nazaré/N242. (750 m)

- Turn right (signs for Vale Paraiso) (1.6 km)

- Turn right onto R. Princesa Diana (120 m). Destination will be on the right.

Key Safe

Once you have arrived at the property address, we kindly ask you to follow these instructions carefully to ensure safe and convenient access to the property. If you have any doubts or problems, please do not hesitate to contact us immediately.
Open the small gate to the villa's parking area, then look to the right to see the illustrated enclosed storage area. Once inside the storage area, the key safe is located on the wall to the left. You will have received an email from us informing you of the code for the key safe. Please use this code to open the safe and remove the key. Enter the house through the front door. The remaining keys and the remote control will be located on the furniture to your left.

ATTENTION: Five days before your scheduled arrival day, we will be sending you a code to open the key safe. If you do not receive this code, please let us know. To open the Key Safe, you need to enter the code to access the property keys, and then slide the tab to the left. Afterwards, close the Key Safe again and scramble the combination for security reasons.

YOUR DEPARTURE

The day of your departure, you will need to leave the apartment by 10:00 am. 

Before leaving the property, please:

  • Place the keys on the dining table.
  • Clean your dishes and remove waste from the property.
  • Close and latch all windows and doors.
  • Turn off all lights, and TV
  • Double check to confirm you don't leave any personal belongings behind

 

INSIDE THE PROPERTY 

The property should be clean with clean bedding on the beds and clean towels. If you find anything not to your  satisfaction please inform the property managers as soon as possible after your arrival. 

Make yourself at home! The villa has been well equipped in order to make your stay as enjoyable as possible. Please have a good look around,  open up all the cupboards, drawers and wardrobes so that you know exactly what is in the villa.

EMERGENCY SITUATIONS

Fuse Box
The fuse box is found by the front door of the villa.

   

Safety Equipment
Please ensure that you become familiar with where the fire extinguisher, fire blanket and First-Aid kit are located, in case needed. The property is equipped with smoke alarms in the main hall and upstairs landing. If they begin beeping regularly it is a sign the batteries need to be replaced, please advise the managing agent.
- Safety guidelines for all electrical appliances are provided in their respective manuals that you will find at the back of this folder.

 

Water Leak
If you have a leak of water then please turn the mains stopcock off and call SmarthHomes. The main control for the water is found in a white box just outside of the villa. Most outlets for the water can be individually isolated (i.e. there are valves on the pipes leading to the sinks /toilets which can be turned to prevent water getting to the unit).

 

GENERAL INFORMATION

Air-Conditioning
There is air conditioning in each bedroom and in the main living area. This can be used to both cool and heat the house. Follow the instruction guide for its use.
Please, do not leave the A/C running if you are out.
Please, do not run the A/C if the doors/windows are open.

 

Bins
We respectfully ask that you keep the villa  free from excess refuse. Please dispose of your refuse on a regular basis so that it does not attract insects. In Portugal, there are large bins on the street for disposal of general household waste. For recycling, the yellow containers that you see on the streets are for plastic and metal, the blue containers are for paper and cardboard and the green containers are for glass. The garbage is collected from communal bins. The nearest bins are located on Rua Primeiro de Maio, although more may be added as the development is completed. Refer to the information showing the locations for garbage disposal and recycling.

 

BBQ
The built in BBQ is available for your use. Please ensure it is clean and the used coals are disposed of before your departure. Follow normal safety practices when using, particularly if children are present. There is a box in the shed with BBQ tools and Teflon mesh to place on the BBQ grill, they are easier to clean after cooking than the metal grill. If the chimneys are used to light the charcoal, then be aware the handles get hot so use protection to pick them up to empty the coals out.

 

Breakages
We understand if everyday items such as glasses, plates etc., may get accidentally broken. Please leave a note detailing any broken items so that they can be replaced for the next guest.

 

Doors & Locks
It is very easy to lock yourself out of the property. The front door can only be opened from the outside using the key, please be aware of this.
The garden gate can be opened from the inside using the handle, but the key is needed to open from the outside, please be aware of this.
Never leave a key in the lock on the inside of the front door. If a key is left in the lock on the inside of the front door, it will not be possible to open the door with another key.
When going out for long periods of time, please make sure you secure the villa by locking doors and windows.
When using the balconies please be careful not to shut the sliding door behind you completely or it may lock you out if the catch is on. Similarly, be careful to ensure all sliding doors are locked before leaving the property.

 

Drains
To ensure that the drains do not become blocked, please dispose of nappies, sanitary towels and cleaning wipes with  the general  household waste.

 

Entertainement
The smart TV has Netflix and Amazon Prime built into it; it is connected to the Wi-Fi so you can log into your own account. There is a Bluetooth soundbar to connect your devices to so you can play music. There is also a TV streaming box connected to the TV. The TV can only ever be in standby when the power cable is connected, it can't be fully switched off so if you find the TV is not powering on when then the first thing to check should be that the power cable is plugged in on the back of the TV, it is labelled "TV Power". There is a storage box next to the TV with games etc.

 

Hot Water
The hot water is provided by a solar heater, this is generally sufficient in the summer months. If you find you need more hot water, then the breaker number 6 in the electrical panel at the top of the stairs should be switched on to activate the heating element. Please switch this off when not in use and absolutely when departing at the end of your stay. The hot water must travel from a tank on the roof to the taps/showers so it can take some time before you will feel hot water, be patient.

 

Humidity
The Silver Coast is very humid, please use the extractor fans in the bathrooms when showering and open windows if necessary to allow moisture to escape. In the kitchen ensure the extractor is used when cooking.

 

Neighborhood
Paradise Garden is a very quiet area, this is part of what makes it so appealing. Keep in mind that there are some residents that call this their full-time home. Be courteous to the other residents at all times particularly with regards to noise and parking. Parties are strictly forbidden and, please keep noise to a minimum before 8am and after 10pm.

 

Outdoor Furniture
You will find an assortment of outdoor furniture at the property. Much of it is stored in the shed.
- Please use the covers at night and put the furniture back where you find it at the end of your stay.
- Do not leave the cushions outside at night or in the rain uncovered.
- Cushions for the furniture on the upper terrace are stored in the cupboard on the terrace, please put them in the plastic bags when you store them as the cupboard is not weatherproof.
- The dining table next to the pool has wheels on 2 of the legs to facilitate it being moved, they are marked with arrows on the legs.

 

Parasol
Please be mindful of the wind when the parasol is in use. If it is very windy and the parasol is moving around a lot, then put the parasol down and secure it until the wind reduces in strength.

 

Parking
You will find many parking on the street available, next to the apartment. Alternatively, there is a parking space in the underground garage. Please use only the parking space assigned to the property.

 

Pets
Pets are strictly forbidden from the property.

 

Security Cameras
There are 2 security cameras in the house in the hall and the kitchen to monitor the property when it is empty. For your privacy, please unplug them from the mains socket on your arrival and plug back in when you finish your stay. 

  

Smoking
The property is strictly NON-SMOKING and we ask our guests to respect this policy. Please feel free to smoke outside, but please be responsible when disposing of cigarette ends. Also, take care when smoking near open windows. Due to the extra cleaning and ventilation required, there is a 100€ charge for smoking in the house.

 

Sofa-bed
The sofa can be converted into an additional bed. Please follow the below guide to achieve this, do not pull on the fabric handle until the lower drawer has been pulled out as it will break. Once the drawer is fully extended then the handle can be pulled to activate the mechanism to lift the bed extension.
- Step 1: Pull the drawer out from the bottom, DO NOT pull on the fabric handle at this point.
- Step 2: Once the drawer is fully extended the fabric handle can then be pulled upwards to engage the mechanism to lift the bed.
- Step 3: The bed is now ready for use.

Spillages
Please  be quick to clean up any spillages to help prevent damage.

 

Wifi
There is high speed Wi-Fi throughout the property and across most of the terraces and garden. There are access points positioned in the living room and all the bedrooms, your devices will seamlessly switch between these access points as you move around the property. Log in details are as follows.

SWIMMING POOL 

- The pool is heated to approximately 29 degrees Centigrade. For the heat pump to be able to maintain the temperature it is essential that the pool cover be used to retain the heat in the water when not in use but particularly at night when temperatures on the Silver Coast can be well below the temperature of the pool water. If you plan to not use the pool, particularly when it is windy then leave the cover in place.

- The pool is what is known as a saltwater poolSaltwater pools provide a more consistent chlorine level and are friendlier to the skin, hair and clothing. The pH levels are all maintained automatically. The pool is cleaned weekly, however, if there appears to be any issues with the cleanliness of the pool then please notify the local agent.

Pool Light - Please don't leave the pool light on all night.

- Pool cover instructions: To remove the cover, first unscrew the black locking nut and then wind the grey wheel handle until the cover is fully rolled around the roller and then lock the nut back down, please secure the cover around the roller using the straps and move it into the shade as it can heat up considerably which will damage its insulation capabilities. It should be wound so that the bubble side is innermost and when placed back onto the water the bubbles should be placed downwards against the water. There is no need to remove the bungee cords when the cover is in place on the water, just make sure they remain slack so the cover can sit on the water. In windy conditions, removing and replacing the cover is a 2-person job to keep it under control.

Be sure to follow the pool safety guidelines below.

- Pool Safety:

  • Use of the pool is at your own risk.
  • Please supervise children at all times. Do not rely on floatation devices to keep children safe.
  • It is prohibited to use sharp or glass objects in the pool area, or eat next to the pool. There are plastic glasses provided for this purpose. 
  • The stairs can be very slippery when feet are wet, ensure you do not use the stairs with wet feet.
  • Please do not dive from the side of the pool.
  • The pool is 1.5 meters deep.
  • The pool cover will not support the weight of a human so do not walk on it.

PLEASE NOTE: Under no circumstances should you interfere with any of the pool pumping, heating or filtering/treatment equipment. Contact the local managing agent if you experience any problems.
